Frequently Asked Questions:
Do you work for only Owners?
No, we do work for owners, general contractors, and subcontractors. As long as we do not have a conflict, we can help you with your claim, legal case, or schedule.
I'm a specialty trade subcontractor, and I foresee a high schedule risk on a large, complex project. Can you help?
Absolutely! Florida Construction and Scheduling Consultants specialize in helping subcontractors analyze the General Contractor's schedules for gamesmanship and manipulation. We also assist with consulting on specific project issues and problems. Timely contractual notice and clear, concise documentation are key to protecting a subcontractor against a liquidated damages claim by a General Contractor on a large, complex, high-risk construction project.
Can you assist a steel fabricator with scheduling the detailing, fabrication, and trial assembly tasks for a large bridge or nuclear project?
Yes, Florida Construction and Scheduling Consultants have experience helping steel fabricators not only with their delay claims, but also with the planning and scheduling of their steel fabrication operations — including detailing, fabrication, trial assembly, coatings, and shipping. We have helped steel fabricators on a number of large and complex projects that required coordination and attention to detail, freeing project managers from scheduling so they could focus on other key operational and project tasks.
How can a real estate owner handle scheduling and coordinating all the smaller enabling projects required before the larger main projects can start?
Florida Construction and Scheduling Consultants have assisted many real estate project owners, such as hospitals and developers, with program-level planning and scheduling of the multiple enabling projects required before breaking ground on the main project. These smaller enabling projects can include a new parking garage, central energy plant (CEP), underground utilities, roadway work, or stormwater treatment facilities. All enabling projects, as well as the larger main project(s), can be organized within a work breakdown structure (WBS) and cost-loaded into a program schedule using tools such as Primavera P6. The cost loading can assist owners with cash flow projections — keep in mind, though, that cash flow on construction projects usually lags the actual construction in the field by one or two months due to the payment application review, approval, and payment process
